"Developments such as the proposed $14 million Alpine Rose driving 
course for high-end sports cars, which is under review by township 
planners, are allowed anywhere in the township because of the lack of 
zoning laws. Many residents have spoken out against the Alpine Rose 
development, which environmentalists charge will destroy the rural 
nature of the township and serenity of the nearby Appalachian Trail.
The proposed ordinance would create an Appalachian Trail overlay 
district 1,000 feet from the trail's center line. The intent is to 
provide a buffer from incompatible uses along the trail while allowing 
reasonable uses on private land."
